Arizona Traditions is a gated 55+ active adult community in Surprise, AZ — nestled near the base of the White Tank Mountains, just west of the 303 corridor. With 1,768 single-family homes, it's significantly smaller than the nearby Sun City communities, giving it a more intimate, small-town feel while still offering world-class amenities.

Built between 1997 and 2013 by Continental Homes, Richmond American, and D.R. Horton, every home here is resale only — no new construction. The community was designed for homebuyers who wanted an active 55+ lifestyle in a closer-knit setting than the giant Sun City master-planned communities.

Floor plan names follow a distinctive theme: historic Phoenix-area neighborhoods, mountains, and landmarks — Biltmore, Encanto, Arcadia, Phoenician, Papago, Camelback, La Posada, Westward Ho. Strong sense of place tied to Phoenix history. The 18-hole golf course was designed by Dick Bailey, and the 20,400 sqft clubhouse includes a 700-person ballroom.

The smaller scale means a closer-knit community feel and easier neighbor connections, with the trade-off of fewer amenities and clubs than the larger communities. Is Arizona Traditions a valid comp for my Sun City West home?

No. Arizona Traditions and Sun City West are separate communities with different pricing tiers. Even though both are in the same general area, the markets behave differently. We always filter ARMLS comps strictly to the correct community boundary — never mix Arizona Traditions, Corte Bella, Sun City Grand, or Sun City Festival with Sun City West.

What's with the Phoenix-themed floor plan names?

Continental Homes (the original builder) named every floor plan after a historic Phoenix neighborhood, mountain, or landmark — Biltmore, Encanto, Arcadia, Phoenician, Papago, La Posada, Westward Ho, etc. It's a distinctive branding choice that gives the community strong character.
