⛳ Q: Do I have to pay a separate golf membership?

No. PebbleCreek operates on a pay-per-round model for residents. There's no required golf membership on top of HOA dues. You pay green fees only when you play. This is a key differentiator from semi-private clubs like Corte Bella.

🏠 Q: Can I buy resale, or do I have to buy new from Robson?

Generally no. CC&Rs restrict RV parking on residential lots. But PebbleCreek offers off-site RV parking for lease at a community lot. Many RV owners use this and find it convenient — easier ingress/egress for the larger rigs than residential streets.

🏥 Q: Is healthcare nearby?

Yes, excellent. Abrazo Health West Campus (Level 1 trauma) and Banner Estrella Medical Center are both within a short drive. Within 2-3 miles you'll find WinCo Foods, Walmart, Target, Costco, Sam's Club, Albertson's, Fry's, Sprouts, plus shopping centers with HomeGoods, TJ Maxx, Hobby Lobby, Best Buy, Barnes & Noble, etc. You don't need to drive far for daily needs.

Phoenix Sky Harbor International is about 30 minutes away — one of the top 10 busiest airports in the country with 100+ daily non-stop flights to domestic destinations. Easy for snowbird travel.

Honest answer: hot. June through August routinely hits 100-115°F. The dry heat is more tolerable than humid heat, but it's real heat. Most full-time residents stay indoors during midday and use the indoor pool, fitness studios, and clubhouse activities. Many snowbird north for the summer months.

❄️ Q: Is the community quieter in summer?

Yes, noticeably. Many snowbird residents leave June-August. Restaurants, classes, and clubs operate with reduced schedules. You can usually get tee times same-day. Pickleball courts have plenty of openings. It's a great time to live here if you don't mind the heat.

💧 Q: Is water a concern in Arizona?

Phoenix-area water has been managed carefully — the metro is generally well-supplied through CAP (Central Arizona Project) and groundwater. PebbleCreek uses recycled water for golf course irrigation, which is the right model. Long-term concerns exist for Arizona water resources broadly, but PebbleCreek is on solid ground compared to many newer developments further west.
