Goodyear is a fast-growing city in the West Valley of metro Phoenix. Population is around 110,000 and growing — and the area surrounding PebbleCreek has seen significant new retail and infrastructure investment in the past decade.

Climate

Winters: Mild and dry. Daytime highs 65-75°F, nights 40-50°F. Why everyone moves here.
Spring/Fall: 75-95°F days, perfect.
Summer: Hot. June through August routinely 100-115°F. Dry heat is more tolerable than humidity, but it's real heat.
Rain: Mostly during the July-September monsoon season. Otherwise dry.
Sunshine: 300+ days/year. Largely why so many retirees end up here.

Cost of living vs. other parts of the country

Goodyear is generally cheaper than coastal California, comparable to or slightly above the Texas/Midwest average. Property taxes are notably lower than the East Coast and Midwest. State income tax is moderate (Arizona has graduated rates). Sales tax is on the higher end (~8% combined state and local).

Your relocation checklist

Before you move

Get pre-qualified for a mortgage if you're financing. Arizona has many options for retiree-friendly mortgages, including asset-based qualification.
Find a CPA who knows Arizona taxes. Especially important if you're keeping income property in another state.
Talk to your insurance agent about converting auto and home policies to Arizona-based.
Research Medicare Advantage plans for Maricopa County. Coverage networks differ from your home state.

Arizona-specific to-dos within 30 days of move

Get an Arizona driver's license within 30 days at any AZ MVD office (now ADOT-MVD)
Register your vehicle within 30 days. Annual vehicle license tax depends on year and value.
Update voter registration
File homestead exemption with Maricopa County Assessor for primary-residence tax benefits
Update Social Security, Medicare, Veterans Affairs records

Moving logistics

Long-distance movers: Get 3-4 quotes. Atlas, North American, Allied are major carriers in this corridor.
Snowbird/partial move: Many PebbleCreek residents keep a primary home elsewhere and bring just essentials. Less expensive moving, but you need a furnished home plan.
Vehicle transport: If you can't drive both cars, vehicle carriers can ship — typically $1,200-$1,800 from the Midwest, $1,800-$2,500 from the Northeast.

What new PebbleCreek residents wish they'd known

Get a golf cart. Even if you don't golf. It's the dominant way locals move around the community, and it's how you'll make friends — golf cart-friendly streets and "let's drive over and grab coffee" are part of the culture.
Join clubs aggressively in your first 6 months. The PebbleCreek social scene rewards joining. Even if you'll quit some clubs later, joining several early helps you find your tribe quickly.
Don't over-furnish before you arrive. Many homes need different furniture for the Arizona indoor-outdoor lifestyle. Wait and shop locally — Estrella Falls, Palm Valley Pavilions, and Westgate have great options.
Get your AC checked annually. Air conditioning is critical in Phoenix; have a service plan in place before summer.
Embrace the snowbird schedule. Many full-timers travel summers (June-August) to escape heat. Plan accordingly if you can.
The Westwind Tavern is the new gathering spot. If you want to meet people, hang out there in evenings — the most socially active spot since it opened in 2025.
